Commercial HVAC in Oakesdale
When the heat or cooling quits at your shop, office or restaurant, we find out why before we replace anything. We work on rooftop units, gas heat, split systems and controls. You see the price in writing first. Nights and weekends cost the same as weekdays.

Small commercial systems, checked before they're fixed
Most small businesses run on one or two packaged rooftop units, a gas furnace in a back room, or a few split systems. These are simpler than big-building equipment, but they work harder. They run long hours, cycle for every customer through the door, and sit out in the weather year-round.
A unit that blows warm air can have a bad capacitor, a burned contactor, a low refrigerant charge or a dirty coil. Swapping parts until something works costs you money and time. We take readings first, find the part that actually failed, and show you what we found before we touch it.
We are licensed and bonded in Washington and carry $1M general liability insurance, which matters when we're up on your roof or working in a space your staff and customers use.
What our commercial work covers
- Rooftop packaged units
- Cooling and gas heat in one cabinet. We check belts, motors, capacitors, contactors, coils, gas pressure and refrigerant charge, and we clear clogged condensate drains before they leak through a ceiling tile.
- Gas heat and furnaces
- Ignitors, flame sensors, gas valves, inducer motors and pressure switches. We test the heat exchanger and check for safe venting on every heating call.
- Split systems and ductless heads
- Many offices and storefronts use split systems, and some add ductless mini-splits for a back office or server closet. We repair both and tell you plainly if a unit is near the end of its life.
- Thermostats and controls
- A programmable thermostat set wrong, or a failed control board, can look like a broken unit. We check the controls early so you don't pay for parts you didn't need.
- Replacement equipment
- When repair no longer makes sense, we size and install new equipment. Estimates are free on installations and replacements.
When to have us check your unit
Hot and cold spots across the space
The sales floor feels chilly while the office in back is stuffy. A failing unit, a stuck damper or a control fault can all cause that split.
The unit turns on and off every few minutes
Short cycling wears out compressors and burners fast. It's often an oversized unit, a bad sensor or low charge.
Water spots on ceiling tiles
A rooftop unit with a plugged condensate drain can overflow into the building. Catch it early and it's a cleaning job, not a ceiling repair.
No heat on the first cold morning
Gas heat that sat idle all summer often fails on startup. A dirty flame sensor is a common, quick fix.
Energy bills climbing for no reason
Dirty coils, slipping belts and a failing economizer all make a unit run longer to do the same job.
Breakers trip or you smell burning
Shut the unit off at the thermostat and give us a call. Electrical faults get worse, not better.
What sets the price of commercial work
Commercial jobs vary more than house calls do. The equipment is bigger and access is harder. We don't guess at a number over the phone. We look, find the cause, and put the price in writing first.
Equipment type and size
A 3-ton split system and a 10-ton rooftop unit use different parts and take different time. Larger compressors and motors cost more.
Getting to the unit
A roof hatch with a fixed ladder is quick. A steep roof or a unit with no safe access can add time and equipment.
What we find inside
A bad capacitor is a small repair. A leaking coil or failed compressor is a bigger one, and sometimes replacement is the better spend.
Replacement and permits
New equipment may need a permit, a new curb adapter or electrical changes. We spell all of it out in the quote.
How a commercial service call goes
- 1
You call, we set the visit
Tell us what the unit is doing and when your business is open. We can work before opening, after close, or at night if that keeps your doors open.
- 2
We find the cause
We take amp draws, temperatures, pressures and gas readings, and check the controls. Then we show you the failed part or the reading that proves it.
- 3
The price goes on paper
We write down the repair and what it costs, and nothing starts until you say yes. If you'd rather think it over, that's fine. Our diagnostic fee is credited toward the repair.
- 4
We fix it and test it
We make the repair, run the system through a full cycle and confirm it heats or cools the space. We clean up the roof and work area before we leave.
- 5
We walk you through it
Before we go, we show you what we replaced and point out anything else worth watching on that unit, so the next problem doesn't catch you off guard.

Commercial HVAC questions
Can you work around our business hours?
Yes. We can come early, after close or overnight so your customers and staff aren't disrupted. There are no emergency or after-hours fees, so the time of day doesn't change what you pay.
Do I pay for the diagnostic visit?
There's a diagnostic fee to find the problem. If you have us do the repair, that fee is credited toward it. Either way you'll know the cause before you decide.
What if our unit quits on a weekend?
Call us. We answer around the clock for repair calls, and a Saturday or Sunday visit costs the same as a Tuesday. If we can't finish that day, we'll tell you why and what we're waiting on.
What warranty comes with a repair?
Every repair comes with a 1-year labor warranty. If our work on that repair fails, we fix it without charging you labor again.
Do you serve businesses outside Oakesdale?
Yes. We work on commercial systems in Colfax, Pullman, Cheney, Spokane and the towns around them. Call and tell us where your building is.
Should we repair our old rooftop unit or replace it?
It depends on the age of the unit, the part that failed and how often it's been breaking down. We'll give you the repair cost and a free replacement estimate side by side, and tell you which we'd pick if it were our building.
